Expert appraisal of real estate
Real estate valuation uses one of the following three approaches:
Cost approach. It is based on the study of the current intentions of buyers, ie. how much each of them is willing to pay to build a similar object. The process determines the initial value of the object and its depreciation (wear and tear).
A comparative approach. The selection of this analysis method is oriented towards actual transactions with objects that have similar characteristics. The assessment is made by comparing the value of real estate for which there is data from sales transactions or offer prices.
Income approach. It is usually of interest to potential investors. The basis of the method is the calculation of the return on the investment (purchased object) in the future.

Land properties – land plots, regulated land plots, agricultural land, forests
Residential properties – apartments, houses, floor of a house, villas, residential buildings / complexes and adjacent to them – parking lots, garages, parking lots
Commercial properties – individual shops or those located in a commercial building, mall-type sites, restaurants, service sites, commercial buildings / complexes
Office buildings – stand-alone offices, administrative / office buildings
Industrial sites – enterprises, warehouses, agricultural sites, production and infrastructure facilities
